Background

Although HMR is often measured in terms of effect on residential markets, the importance of maintaining sustainable local retailing and neighbourhood facilities can be neglected. In HMR areas, obsolete traditional shopping streets which have lost their function in recent years, are a factor in the poor perception of neighbourhoods.

The selected removal of vacant and obsolete units, and the relocation of viable businesses to sustainable areas is vital in unlocking the potential of the neighbourhoods behind them.

Role

Inner City Solutions is retained to:

  • Provide a single interface with retailers and organisations occupying business premises
  • Liaise with each and produce a number of options from relocation to acquisition of the business
  • Co-ordinate an agreed acquisition programme, and advising occupiers as to their rights, including a surveyor and solicitor to represent them
  • Manage the acquisition of the freehold interest, in the case of investment property

Delivery

Our client is benefiting from a co-ordinated action plan which complies with the laws concerning business tenancies and compulsory purchase.

Occupiers with viable businesses have not been lost to their neighbourhoods – many have relocated to improved premises acquired under the programme.

The first demolition of redundant blocks commences in 2009.
